  5. The 3 Part Formula for Social Posts for Rent Roll Growth.

How many social media accounts do you have right now?

More than 1?

Yeah, I thought so.

It’s a lot to keep up with, isn’t it?

And have you noticed that when you post something on your personal profile, it gets WAAAAAY better reach and engagement compared to your business page?

Yup, it’s true.

Facebook organic reach is down to about 2%.

And Instagram is only a tiny bit ahead at 4%.

Not great reach, is it?

So it’s easy to feel like giving up on social media.

Because it can feel like it’s not worth the effort if only 2 out of every 100 people actually see the post.

But there’s a way you can “trick” the algorithm into giving you better organic reach.

It’s a simple formula that helps you get your posts in front of more people, so you can grow your business, your brand, and your rent roll.

And it’s easier than you’d think.

Truth is, this formula isn’t actually a trick.

It’s just a formula designed to get your followers interested in what you have to say in your posts and teach the social platform to show more of your stuff.

This is especially important when you’re posting on your business accounts (which is absolutely where you should be posting – please don’t use your personal accounts purely for business purposes, that’s against Facebook’s rules).

If you craft a post that is designed to get your followers interested, Facebook and Instagram recognise that behaviour and reward you with better reach.

So, it’s not a trick at all.

It’s just playing by the social media rules.

Let’s break it down.

There’s a formula for writing your social posts before you hit “post”.

And it’s a formula that works on Facebook and Instagram right now.

The Formula for a Social Post.

  1. Hook.

Start your social post by writing a line that grabs the attention of your audience and hooks them into reading the next part of your post.

Remember, on Facebook and Instagram, your followers only see the first 2 (sometimes 3) lines of your text. So, this first line has to hook your audience in pretty quickly.

Here are some examples of great hooks for your social posts:

  • “Can I let you in on a secret…”
  • “Here’s something I don’t share every day…”
  • “Who else has…”
  1. Reveal.

The next part of your social post is the main part of the post. This is the time to talk about the topic of your photo or the topic you wanted to talk about in the first place.

This is the time to talk about your Property Management business, or the rental market, or an open home you’re running, a blog you’re sharing, a quick tip about property investing, a community post or a little behind the scenes video.

It’s this part of your social post that delivers your “point”.

  1. Action.

Your final line in your social post should ask your audience to take some sort of action.

Here are some ideas for action-taking text at the end of your post:

  • “Watch the video and discover…”
  • “Comment below and let me know…”
  • “Who are you taking with you to…”

You want to invite your followers to take some sort of action at the end of your post, so that they engage with your account (and help your organic reach on social media!)

The only way to increase your organic reach on social media is to show the social platform that your followers are interested and engaged with the posts you share.

If you’re not getting interest and engagement from your followers, Facebook and Instagram will assume that you’re not posting stuff that’s worth promoting.

And the truth is, if your followers don’t see your posts, you’re not going to be able to use social media to grow your brand, let alone your rent roll.
